Closing day is the finish line of your homebuying journey—but it’s not quite time to exhale just yet. Whether you’re a first-time buyer or a seasoned investor, knowing exactly what to bring and what to expect can help make your closing smooth, stress-free, and celebratory.Â
Here’s what you need to know to show up confident and prepared.Â
 Â
What to BringÂ
1. Government-Issued IDÂ
You’ll need to present a valid driver’s license, passport, or other government-issued photo ID. If you’re using a power of attorney to sign for someone else (or they’re signing for you), that documentation will need to be approved ahead of time.Â
2. Closing Funds (Wired)Â
Your final Closing Disclosure (CD) will show the total amount you need to bring to closing—including your down payment and closing costs. This money must be wired to the title company—checks are typically not accepted unless pre-approved.Â
Important:Â
Always verify wire instructions over the phone before sending any funds to prevent fraud.Â
3. Any Lender-Required DocumentsÂ
Some lenders may require last-minute signatures, updated pay stubs, or proof of insurance coverage. Be sure to check with your loan officer the day before closing.Â
4. Questions or Final RequestsÂ
Have a question about a fee? Need clarification on a form? Bring your list. The closing agent is there to help you understand every page before you sign it.Â
 Â
What You’ll SignÂ
Expect to review and sign:Â
Promissory Note (your loan agreement)Â
Mortgage or Deed of Trust (giving the lender a security interest in your home)Â
Closing Disclosure (outlining all costs, credits, and adjustments)Â
Title and tax formsÂ
Acknowledgments and affidavitsÂ
The entire process usually takes 45 to 60 minutes.Â
 Â
When Do You Get the Keys?Â
In most Louisiana closings, you’ll receive keys after:Â
All documents are signedÂ
Funds are receivedÂ
The act of sale is recorded with the parish clerk of courtÂ
In many cases, this happens the same day—but for late afternoon closings, it may be the next business day.Â
 Â
Bonus Tip: Bring Your AgentÂ
Your real estate agent can be a helpful advocate at closing, especially if last-minute issues arise or clarification is needed. You’re allowed (and encouraged) to have them there with you.Â
 Â
Final WordÂ
Closing day is a big moment—and one you want to go as smoothly as possible. At Title Stream, we walk you through the process, explain every step, and make sure your funds and documents are handled safely. You bring your ID—we’ll handle the rest.Â
